Peace of mind, No guesswork
The home buying and selling process can be very stressful. A home is usually the largest single investment most people ever make. An AmeriSpec® home inspection provides an impartial evaluation of the condition of the residential or investment property to minimize unpleasant surprises after the sale.

Professional, detailed reporting
AmeriSpec offers inspections for all types of homes, old and new, log homes, light commercial, and pre-listing inspections.
An AmeriSpec home inspection details the condition of the structural components, exterior, roofing, plumbing, electrical, heating, air conditioning, major appliances, insulation and ventilation, interiors and more. The report also reveals deferred maintenance items and small defects that if left unattended may later become a major expense.
AmeriSpec® sets the gold standard of the industry in inspections and reporting. While we adhere to ASHI Standards of Practice and Code of Ethics, we meet or exceed ASHI, NACHI and other national standards.

Your Health and Safety is Important
An AmeriSpec home inspection examines potential health and safety issues such as gas leaks, carbon monoxide, and presence of asbestos. Electrical and heating systems are the most critical parts of our inspection. Moisture issues are common in this area, so we examine the structure carefully for mold and mildew, or conditions that may create problems. Testing for Radon gas and water purity is also available. While most homes do not meet all current standards, and upgrades are not typically required as part of a purchase agreement, we often make recommendations that can protect you in the future and increase the function and value of your home. Go to our Links page for more information on any of these topics.
Our Promise to You
Choosing the right home inspector can be difficult. Unlike most professionals, we probably will not get to meet until after you hire us. Our many out-of-area customers never talk to us except on the phone. Different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing. Certifications and memberships do not guarantee a thorough inspection. You may not realize it, but a good home inspection requires work, a lot of work. Ultimately a thorough inspection depends entirely on the individual inspector’s own effort. If you honor us by permitting Linda and I to inspect your new home, we guarantee that we will give you our very best effort.
Terry and Linda Beck, owners and inspectors.
