General Home Inspection

A general home inspection helps provide buyers peace of mind by giving valuable information on the investment they are about to make. An AmeriSpec® inspection provides a visual examination of more than 400 items in a home from the foundation to the roof. Our inspectors are trained to perform a professional inspection that meets the highest standards in the industry-the Standards of Practice established by the National Association of Home Inspectors (NAHI).

Radon Gas Measurements

This inspection includes the placement of testing devices to measure the ongoing level of radon in the habitable areas of the home. These measurements evaluate the level of radon to determine if any form of improvement is required.


Long term exposure to radon gas has been found to be the second leading cause of lung cancer after smoking among smokers and the leading cause among non-smokers. Could radon gas be a problem in your home (or a home you are considering purchasing)? There is a way to get an idea of the likelihood that radon may be an issue. Pennsylvania's Department of Environmental Protection (PA DEP) has accumulated thousands of radon measurement results around the state. These results are searchable by zip code. Copy and paste the following URL to reach DEP's Radon Results by Zip Code page:

Enter the zip code where your home is located. The results will show the total number of radon meaurements performed in that area, the lowest and highest results found, and the average of all measurements. Both PA DEP and the Federal EPA recommend action be taken to lower radon levels when the indoor radon concentration is 4.0 pCi/L or higher. If the average level reported in your area is 4.0 or higher, you may wish to have your home tested or make your purchase offer contingent upon the results of a radon measurement. Radon gas measurements should be performed by an individual certified to perform measurements by PA DEP.

Water Quality Testing

This inspection is a limited sampling of certain water systems and components using normal operating controls. The purpose of the Inspection is to provide you with information about the quality of the water supply to the home at the time of the Inspection. The test will be performed in accordance with the Laboratory and/or manufacturer's guidelines for the collection of water samples.

Wood Destroying Insects

This inspection is a visual inspection for evidence of wood destroying insect infestations in the unobstructed and accessible areas of the structure. For purposes of this inspection, wood destroying insects include termites, carpenter ants, carpenter bees, and re-infesting wood boring (powderpost) beetles. Your inspection report will be completed on the National Pest Management Association's Form NPMA-33.
