Radon Gas Testing
Radon: This inspection includes the placement of testing devices to measure the ongoing level of radon in the habitable areas of the home. We typically use continuous monitors. These devices will let us know actual house conditions several times every hour. These measurements evaluate the level of radon to determine if any form of improvement is required. South Carolina does not license or certify radon measurement technicians or mitigation contractors. That is why you should seek out the services of an independently certified professional. NRSB (National Radon Safety Board) and NEHA-NRPP are independent certification bodies dedicated to professionalism in the radon industry. Mold Testing

Mold: This service determines whether harmful mold is present is a home. We conduct air sampling and swap testing. Our inspectors are Certified Environmental Testing Specialists. Exposure to bacteria and fungus in indoor air has emerged as a significant health problem in residential environments as well as in occupational settings. Molds and mildews are names given to thousands of species of filamentous fungi. The molds have clusters of spores that are located on the end of tiny stalks. The spores are the reproductive product of the mature mold. The web like body, or mycelium, attaches to porous surfaces. Mycelia and spores may contain chemical compounds, some of which can be poisonous and toxic to humans. They can also create a large range of health problems depending on the exposure and tolerance of the individual. Spores pose a larger health concern because they become airborne and can be inhaled. The health related problems associated with exposure to mold range from allergic reactions, to respiratory tract inflammation and infection. Some molds can be extremely dangerous such as legionella, which is the cause of Legionnaires Disease.
Commercial Property Inspection
This inspection is designed for properties such as apartment complexes, motels, office buildings, retail stores and warehouses.

A baseline commercial property inspection (referred to as a Property Condition Assessment, or PCA, by the standards set forth by the American Society for Testing and Materials) relies on a walk-through survey, document review, and interviews to determine the property’s condition – all performed by a professional AmeriSpec commercial property inspector. The results of the PCA are reported in a Property Condition Report (PCR). The report includes information obtained from the PCA, as well as opinions on probable cost for suggested remedies.
This valuable information assists owners and buyers in understanding operation and maintenance costs and also helps provide confidence to prospective purchasers that the transaction is solid.
The scope of the inspection needed and the specific areas to be inspected are based on various factors. Age, occupancy, and type of construction are considered when determining how the property will be inspected and the performance criteria needed to complete a quality inspection. Inspections can range from a visual examination of the property, to a comprehensive inspection of all the building’s technical components.

Stucco Inspections
EIFS: EIFS stands for Exterior Insulation & Finish Systems. This EIFS inspection is performed to review the application and condition of artificial stucco on an existing property. It is also used in order to reveal conditions conducive to, or the presence of, moisture inside the siding of the surface, and whether or not the EIFS is functioning properly.

It may be a nondestructive visual inspection, or a detailed destructive analysis. Surface scanning and probing equipment can be used for moisture detection.

Water Testing
Water: It is very common to have the water tested by the home inspector. This inspection is a limited sampling of certain water systems and components using normal operating controls. The purpose of the Inspection is to provide you with information about the condition of quality of the water of the home at the time of the Inspection.
