Radon Gas Testing
According to the EPA, radon is the 2nd leading cause of lung cancer after smoking. Radon is a non-odorous naturally occurring gas. The EPA recommends testing in the lowest livable area of the home to determine if the radon is at safe levels. This test is a 48-96 hour test in which an electronic continuous Honeywell monitor is used. This monitor will evaluate hourly readings allowing us to detect spike in radon levels, tampering of equipment, and power outages. If the home tests high it will need to be corrected which is called "mitigation." Mitigation repairs average between $800 and $1200.

Visual Lead Assessment
Prior to 1977 lead was used in paint for its durability characteristic. However, lead is highly toxic and therefore was banned from use. Sellers and landlords are now required to complete a lead paint disclosure in housing built prior to 1978. Due to the range of health problems, especially in young children, deteriorated paint is the concern as paint chips and lead dust can be ingested. Identifying deteriorated paint through the HUD Visual Assessment Inspection helps to reduce that risk. Any deteriorated paint must be fixed. Deteriorated paint found over the HUD de minimus levels requires repair using lead safe work practices conducted by a lead safe certified contractor.

Well Water Analysis
The purpose of this analysis is to provide you with information about the condition of the quality of the water of the home at the time the sample is taken to ensure it is safe for consumption. The analysis is performed in accordance with Laboratory guidelines for the collection of water samples. Our standard testing is designed meet lender requirements for both FHA & VA Guidelines.

Class H Septic Certifications
The septic inspection involves walking the property and noting the location of all system components and any indication of system failure (i.e. lush vegetation, surfacing effluent, and odor. This also includes probing of the drain field. The inspector will observe the septic tank being emptied, noting any runback from the absorption system or the ground surrounding the tank. The interior of the tank is then inspected, noting the condition of the inlet and outlet baffles, checking for cracks, holes, or other defects which were previously concealed. In addition, the distribution box (D-box) will be located and inspected for any damage or drainage problems. Depending on the system type, pumps and alarms are also checked.

Wood Destroying Insect Report (WDIR)
Wood Destroying Insects can cause serious damage to the wood structural components of a house and may go undetected for a long period of time. These insects are termites, wood beetles (powder post & old house borer), carpenter bees, and carpenter ants. The WDIR provides assurance for the buyer that their new home is free of any infestation upon taking ownership.
AmeriSpec carries the necessary Category 7B Restricted License as required by the State of Delaware to perform the WDI inspections.
