General Home Inspection
Our 400+ item inspection reports purpose is to inform you of the condition of the property’s major systems and components. It is a visual non-invasive, non-intrusive inspection of readily accessible systems and components. The inspector uses normal everyday operating controls found in the home the same as you would use. It will give you information on conditions found at time of the inspection only. It will identify systems and / or components in the inspector’s opinion which require further review for repairs or replacement. The standards of practice used for all our inspections are in accordance with both NAHI (National Association of Home Inspectors) and ASHI (American Society of Home Inspectors). Inspection reports are emailed and may include photos of items of concern.
New Construction Inspection
New Construction inspection is done just prior to your final signoff or walk through we will review the home just as done with our general home inspection. Most times this will require permission from the builder or contractor which may require us to verify insurances. We will with your permission email a copy of the report to the builder or contractor also so that they will be able to clear any items we find which may require repairs or replacement. It’s very surprising what we have found after the builder or contractor have signed off on new homes.
One year new home warranty inspection
One year new home warranty inspections are done approximately one month prior to the end of your warranty period. This inspection reviews the entire home just as our general home inspection with the exception of most kitchen appliances which will fall under a manufacturer’s warranty. This inspection will identify structural issues including severe settlement, roofing problems, evidence of leaks. We will also look at all the mechanical features; A/C, heating, and plumbing for any evidence of problems. We will also review any concerns you may have. Having lived in the property for almost a full year you should be keeping records of any issues. Be aware some builders or contractors will not inform you that your warranty is about to end.
Pre-listing Inspection
A great idea for the seller is to have a pre-listing inspection. We perform the same inspection as our general home inspection and will create the same report. You can use this report as a punch list for repairs you may want to do prior to listing the property or use it as a marketing tool for the sale of your home. Disclosure is a major item of concern with the sale of any property this inspection will aid in giving you information about your property.
Four Point Insurance Inspection
Your insurance company may ask for a (four point inspection) prior to insuring your home. This review inspects the following; roofing, plumbing, electrical, and cooling / heating systems. Depending on your insurance company they may request a slightly different list but for the most part most insurers request the four areas we listed. The report gives ages, any upgrades and general conditions of listed systems. This report is done in the form of a letter.
Wind Mitigaton Inspection
This is a uniformed mitigation verification inspection (standard) form which most insurers use to calculate a possible reduction in the cost of insuring your home. Unlike the four point inspection this one seeks information about the roofing system and opening protection (hurricane shutters). Prior to doing this inspection we recommend client review with their insurance company. Some require the report be done by a list of inspectors that they use only.
Condo/Townhouse Inspections
We do these inspections following our general home inspection criteria the difference here is normally the exterior of the structure and roofing is not reviewed. Condos or townhouses that require the owner to be responsible for the exterior and or roofing we will include in the inspection.
Pool/spa
The pool/spa report is a visual inspection and operational test of the "above ground" equipment only. This inspection gives the client a general review of the pool/spa mechanical system and structure. If present the screen enclosure is also inspected. Water must be at the proper level and water clarity must be acceptable to view bottom of pool from the pools edge in order to do this inspection.
Manufactured Homes
We do inspect manufactured homes. We follow the criteria of the general home inspection report plus some added steps needed for manufactured homes.
